SPR Roundtable: Megatrends

A recent systematic review of megatrends literature (Naughtin et al. 2024) found that despite a proliferation of articles, reports and books on the topic in the past 15 years, "there is no widely accepted definition or standardised process for defining a megatrend". This makes it difficult to "track the evolution of megatrends over time and test the accuracy of these forecasts". Nevertheless, 'megatrends' analysis is widely used by real estate investors and advisors in research and strategy work, and to inform capital allocation decisions. PWC, which identified five megatrends back in 2016, recently revisited its analysis to understand how they have unfolded and evolved. It found that "megatrends have transformed our world even faster than we predicted...and the way they are manifesting today has shifted compared to ten years ago".

Given this, a roundtable conversation about how real estate organisations define, use, track and review megatrends would be helpful, focusing on questions such as:

  • What approach do you use to identify megatrends?
  • How do you assess the evolution of megatrends, particularly the speed with which new megatrends are emerging?
  • How do you assess the interaction of megatrends?
  • How do you incorporate megatrends analysis into decision making?
  • The SPR is committed to providing members with opportunities for open discussion - to share and compare ideas and approaches for new research, to improve research techniques and the community's understanding of key trends affecting the real estate sector.

Roundtable discussions observe 'Chatham House' rules, ensuring frank, open conversations where all questions and answers are welcomed.
